Viability Reviews : Viable Development (Local Plan Part 2 Policy 7(4-6))

In accordance with the above policy, in cases where an independent assessment of the appraisal is required, the developer will be expected to pay for this.

Indicative fees are shown below:

Developers will be expected to provide:

  1. An electronic version of the development appraisal.  The HCA DAT format (available from the HCA website) would be preferred, although alternative formats can be provided as long as it clearly provides all of the required information with the calculations behind it. 
  2. A written report prepared by the developer (or their agent), providing justification and evidence behind the figures included in the appraisal, including sales evidence and a cost plan.
  3. Any relevant supporting documentation such as plans, drawings, surveys etc.
  4. This documentation must be submitted before work can commence on the commission
  • Bespoke fees may be charged on a case-by-case basis, depending on complexity or  as a result of abortive work required to secure outstanding information.
  • The fees are based on a 100% residential scheme.  If there is a mixed use, additional fees will be payable on a case by case basis.
  • The above prices will be effective from 10th July 2017 and will be reviewed on an annual basis.
